The guest uploads the slip onto their own booking. You look at it, press Sahkan Bayaran, and the confirmation email goes out by itself.

How it works

One link. The guest does the rest.

Your booking page opens with no account and no app. Share the link on WhatsApp, Instagram or Facebook — the guest picks dates, pays, and the booking lands on your screen.

    The guest picks dates

    The calendar shows each night's price. They tap check-in and check-out and get an answer at once: "Tersedia! 2 malam" with the total, or the reason it is not (a two-night weekend minimum, say).

    The full price, before booking

    Every charge is itemised: the stay, extra guests, early check-in or late checkout, and the add-ons they chose. Below it, plainly: what is paid now, and what is paid later.

    They choose how much to pay, and upload the slip

    Deposit, the full amount, or their own figure within the limits you set. The account number copies with one tap, your DuitNow QR saves to their gallery, and the slip is uploaded right there.

Your guest page

It looks like the big platforms. It is yours.

A guest used to booking in an international app will find your page its equal — without other people's homestays beside it, and without a commission taken out.

  • A large hero photo with the name, area and starting price — then a gallery ribbon that drifts by itself (up to 20 photos), draggable and opening full screen.
  • A one-line fact strip: bedrooms, bathrooms, maximum guests, and bed types (Queen, King, Single, Toto).
  • Amenities in a short list with a "see all" button, including a "not available" group so nobody arrives expecting it.
  • A Google map on the page itself, with Google Maps and Waze buttons.
  • A sticky bar at the bottom of the screen always showing the price and the booking button, the way the apps your guests already use do it.
  • A BM | ENG button, so guests switch language themselves.
  • A "contact us" card with a WhatsApp button, for guests who want to ask first.
  • You arrange the page blocks yourself — booking card, packages, description, amenities, location and rules — and keep two layouts of your own.

Calendar & rates

One calendar. Never two guests on one night.

Every booking closes its own nights, and a night already booked cannot be booked again. Block dates for your own use, and set a special rate when demand is high.

  • Rates by day: weekdays, weekends, school holidays and public holidays for your state — and the calendar warns you if you price a holiday in a year whose dates it does not have yet.
  • Tap a start and an end date on the calendar itself to block it or price it, with its own minimum stay.
  • Turnover days — one guest out, another in on the same day — are marked clearly, and that date is still sellable.
  • Airbnb or Booking.com calendars are read in when you press "Segerak sekarang" (up to 8 links). Yours can be sent out through a secret link with no guest name, phone or price in it.

Payments

The money goes straight into your bank account.

Luuqo never holds your money and takes no commission per booking. Guests pay by bank transfer or by scanning your DuitNow QR, then upload the slip for you to check.

  • Choose how you are paid: in full, deposit + balance before check-in, deposit + balance at check-in, or everything at check-in.
  • The guest can pay the deposit, the full amount, or their own figure — never less than the deposit you set, never more than the stay total.
  • Money arriving in pieces? Record each amount as it comes. The balance works itself out, and a negative figure corrects a typo.
  • The security deposit is walled off from the rent — recording it never reduces what the guest still owes for the stay.
  • You can require the slip before a booking is sent, and release the dates by themselves after however many hours you choose if nothing arrives.

Guest self-service

Every guest gets their own booking link.

No account, no password — one secret link, sent after they book. On it the guest does the things that usually land on your phone.

  • Download the booking PDF and your policy document, and look at the slip they uploaded.
  • Ask to change dates or cancel under your policy — the screen shows the change fee and the refund they qualify for.
  • Upload or replace the payment slip, with a confirmation before the old one goes.
  • Enter their own bank account for the security-deposit refund, so you are not asking for it over WhatsApp.
  • Lost the link? They can have it sent again — only to the address already on the booking.

Documents & invoices

Documents that look like a business.

Your policy, booking slip and invoice all come out on your own letterhead — business name, registration number, address and logo.

  • A letterheaded invoice with your own number prefix, your note, a payment-terms line, and the signatory's name and position.
  • Sign on screen with a finger or upload a signature once, and it appears on every invoice.
  • The policy is written in the browser: nine sections are drafted from your own settings, and they stay in step when you change a cancellation tier or a charge.
  • Every publish becomes a new version; an older booking keeps pointing at the policy its guest actually read.
  • A separate terms & conditions tab, numbered for you (1, 1.1, 1.2) — and the guest must scroll to the end before they can agree.

Automation & records

Your late-night admin, done for you.

Eleven guest emails ready to send, in Malay and English, each one editable or switchable off.

  • Sent by themselves: booking received, booking confirmed, payment received, booking updated, cancelled, and deposit refunded.
  • Scheduled reminders: the balance before arrival, a check-in reminder, and a check-out morning note — with a record kept so the same email is never sent twice.
  • Four of those emails carry the full price table inside them, the same one as the invoice.
  • Every booking keeps its own trail: who did what and when, plus which emails were sent, failed or are queued.
  • A notification bell rings when a booking arrives, a slip is uploaded, dates are moved or a guest cancels — no refreshing.
  • The dashboard opens your day: bookings this month, income, what needs action, occupancy, and today's arrivals.

Three houses, one account.

Startup covers one homestay; Growth covers three. A bar across the top says which house you are looking at, and disappears when you only have one.

  • Each house keeps its own photos, rates, rules, calendar and bank account.
  • A new house starts empty and does not copy an existing one, so the wrong address or account number cannot go out.
  • Your public link lists every house you have switched on, and each house also keeps its own link for WhatsApp.
  • Switch a house off and it leaves the public page — bookings you already have are not cancelled. Switch it back on and your plan is checked first.

Questions

What hosts ask.

Does Luuqo take a commission per booking?

No. You pay one price a month, and booking money goes straight into your own bank account. Luuqo never holds your guests' money.

Can guests pay by card or FPX?

Not yet. Guests pay by bank transfer or by scanning your DuitNow QR, then upload the slip. You check it and press Sahkan Bayaran. That means no gateway fees, and the money never sits anywhere before it reaches you.

Can it connect to Airbnb or Booking.com?

Through iCal, yes. Your calendar can be sent out to them through a secret link, and their calendars can be read in (up to 8 links) when you press "Segerak sekarang" — not automatically. If dates clash, they are shown in red for you to sort out rather than resolved for you.

Do guests need an account?

No. The booking page opens straight away, and after booking the guest gets one secret link for managing their own booking.

What if a guest has no email?

Email is optional. Without one, the guest keeps the booking link themselves, and the screen offers a WhatsApp button to contact you if they lose it.

I have more than one homestay?

Startup covers one homestay. Growth covers three, each with its own photos, rates, calendar and bank account.

Is my booking data safe?

Data is kept on secure, encrypted cloud servers. Only your account can see it, and a guest link opens that guest's booking and nothing else.

Can I issue an invoice for a company guest?

Yes. The invoice comes out on your business letterhead, numbered with the prefix you set, with your own note, a payment-terms line, and the signatory's name and position. The signature is drawn on screen or uploaded once.

Can my staff help manage bookings?

Yes. Staff can be given view-only access or full access to manage bookings. View-only cannot cancel, change a status, record a payment or download the booking list. Every change is recorded, so you always know who did what.
